The Pradhan Mantri Awas Yojana-Urban 2.0, PMAY-U 2.0 scheme, launched by the Modi government in August 2024, may just be the answer you’ve been waiting for. The scheme allows for four different programs to provide a range of options and affordability for various financial resources and living conditions:

1. Beneficiary-Led Construction (BLC):

Best for: Families with an annual income of up to ₹3 lakh and owning the land. Benefits: Provide a maximum of ₹2.5 lakh for building a new pucca house up to 45 sq. m. on their land.

2. Affordable Housing in Partnership (AHP):

Ideal for: EWS families with an annual income up to ₹3 lakh. Benefits: Low-cost houses of 30-45 sq. m. carpet area constructed by public or private agencies. Financial support of up to ₹2.5 lakh per beneficiary.

3. Affordable Rental Housing (ARH):

Ideal for: Families (EWS and LIG-annual income up to ₹6 lakh) who cannot afford to construct or buy a house. Target Groups: Urban migrants, homeless people, working women, construction workers, street vendors, and other service providers. Benefits: Short-term rental housing at subsidized rates.

4. Interest Subsidy Scheme (ISS):

Ideal for: Families from EWS, LIG, and MIG categories (annual income up to ₹3 lakh, ₹6 lakh, and ₹9 lakh respectively).   Benefits: Subsidy on home loans availed for purchase, repurchase, or construction of houses.   Securing Your Dream: Eligibility and Documentation To ensure a smooth application process, check if you meet the eligibility criteria of your chosen programme. What you will be needing in hand are, Aadhaar Details: Aadhaar information for the applicant as well as all members of his family.
Bank Account Details: Applicant’s bank account linked to his Aadhaar. Income Certificate: Annual income proof. Caste Certificate: As and when demanded based on eligibility criteria Land Documents: If applicable, one is applying under BLC for constructing his house on owned land.
